General Terms and Conditions of Sale
1. Conclusion of the contract
The reservation becomes effective only after payment of an initial deposit of 50% of the total amount of the stay by credit card on our website. To guarantee the reservation, an invoice for the amount of the deposit will be sent to you by e-mail with the reserved period. The rental amount includes fees, water and electricity consumption, internet (excluding tourist tax – see article 5 of these GTC).
Length of stay: The client who makes the reservation for a specific period cannot, under any circumstances, exercise his right to stay in the premises at the end of the stay.
2. Cancellation
Any cancellation must be made by e-mail to casasolmallorca@gmail.com.
Cancellation by the owner
In consultation with the Client, the Owner will endeavour to provide alternative accommodation of equal value. In the absence of agreement, payments made will be refunded immediately and in full.
Cancellation by the client
No later than 30 days prior to arrival at the premises: 100% refund of the amount of the deposit.
Cancellation between the 29th and the 1st day before the start of the stay: The deposit paid by us will not be refunded and acquired.
Unless previously agreed in writing by the owner, no reduction in the number of tenants defined in the contract can lead to a reduction in the rental price. It is strongly recommended that you take out cancellation insurance with a company. I suggest Chapka Insurance. It offers a negotiated product that suits us: Tranquil’loc product.
3. Arrival
The entrance to the site is from 15h. In case of late or delayed arrival, the client must notify the owner by email to casasolmallorca@gmail.com or by Whatsapp.
4. Payment of the balance
The balance of the remaining 50% will be charged to the credit card used for booking 14 days before arrival.
If the arrival of the accommodation is less than 14 days after the booking, the balance of the stay will be charged immediately at the time of booking.
The client who has not paid the balance by the agreed date will be deemed to have cancelled their stay. From then on, the service will be offered for sale again and no refund will be given.
Additional services not mentioned in this contract will be paid to the owner at the end of the stay.
5. Tourist tax
The tourist tax is a local tax. It is €2 per person per night for the first 8 days then €1 per person per night from the 9th day. The owner is the collector of this cash tax on site.
6. State of affairs
When you enter the premises, the client and owner will find that the house is clean and the facilities are functional.
Thank you for respecting the place and leaving the house clean. The accommodation must be left clean and tidy.
During his stay, the client will follow the various instructions that are posted in the house. There is a folder in the house that mentions these instructions, which the owner will explain to you at the time of your arrival.
The cleaning of the premises is the responsibility of the client during and before his departure. In case of lack of cleanliness, cleaning fees may be charged (100 €).
In case of deterioration during your stay, please inform the owner. The owner will do what is necessary to carry out the repairs. On presentation of the invoice, the owner will claim the value of the replacement price from the client. In no case is the client able to repair it himself. It is a matter of compliance.
7. Deposit
No deposit of guarantees will be required from the customer.
8. Capacity
This contract is made for maximum capacity.
6 persons (including minors) – pets are not allowed.
9. Insurance
The tenant is liable for all damages arising from his fact.
The tenant is obliged to insure himself against rental risks (fire, water damage …) by a specific contract limited to his stay. See liability insurance covering his own liability and that of the persons accompanying him.
10. Disputes
In the absence of an agreement between the client and the owner, the owner will submit the file to the legal department of his insurance company.
The court of the owner’s domicile shall have exclusive jurisdiction. This contract and its consequences are governed by Spanish law.
